Waterfront apartment at Avalon Beach is perfect for downsizers

Waterfront living on Pittwater is something that can be hard to replace when it comes time to downsize.

There are many large, impressive homes that dominate the shoreline of Avalon Beach, Clareville and Careel Bay, but very few luxury absolute waterfront apartment blocks.


And when stock does come onto the market, it tends to sell quickly and for a premium.

Take 5/1 Riverview Rd, Avalon Beach, a three-bedroom apartment in a luxury deep waterfront over-55s complex of six homes.

In February, 2017 it was the first apartment to come up for sale in the block, that was completed in 2011. It sold in just three days for an impressive $4,050,000.

Two years later, and a bit further along the road towards Stokes Point, another over-55s apartment has come up for sale in a landmark spot.

Judging by past results though, you might want to be quick. This is the first time that an apartment in the complex at 28 Cabarita Rd has come to market since it was completed in 2013.

Rowena Woodworth, of McGrath Avalon, said the apartment had been mainly used as a holiday base.

“It is a perfect lockup and leave home, which makes it ideal for downsizers,” she said.

“You are almost right on Stokes Point, it’s really magical.”

The apartment has views over Careel Bay to Lion Island, and has inclinator access to a residents-only jetty and sandy beach.

Inside is an open-plan design with a focus on indoor-outdoor flow. Other features include ducted airconditioning, secure two-car parking, and lift access to the door.
