A beautiful north facing sunroom, overlooking an inground pool, charmed buyers looking to purchase at Castle Hill.

The five-bedroom property at 19 First Farm Drive was on the market just over a month with 57 groups attending open inspections.

The vendors were going to accept an offer $1.5m when some last minute interest from two other parties pushed the final sale price to $1.6m.

“It was a pretty good result for the owner because the offer jumped up $100,000 in 24 hours with competition,” said agent Craig Alexis from Gilmour Property Agents.

It is the fourth time the agency has sold the Meadowbank Constructions built home, located in the popular First Farm Estate, in the past 25 years. The original owners even attended an open inspection.

Mr Alexis believes the home’s proximity to the future railway, which is less than a 15 minute walk, was a big drawcard. It sits on the high side of the street with a mostly single level floorplan.

The home has a new main bathroom with free standing bath and is tiled from floor to the ceiling. The kitchen has been updated with granite bench tops and has been fitted with Smeg appliances.

“Everyone who looked at the property just loved the sunroom, it has cedar timber lined ceilings,” Mr Alexis said.

“It was just a good combination of pool, living space and backyard set on over 1000 sqm.”
