They are the sky high homes grand enough to rival Sydney’s old money mansions, but this top end real estate is appealing to a new wave of cashed up buyers.
As the 2019 property calendar gears up, a collection of brand new (or soon to be completed) penthouses have emerged – some with eye-watering price tags and head-turning inclusions; from private roof top pools and fire pits to staff quarters and cigar rooms.

According to selling agents and developers, today’s penthouse buyers are not just after a grand home high above the city, they are seeking the luxury of a “lock up and leave” lifestyle.
Even homegrown billionaire James Packer, who could have bought any number of large harbour front houses, opted for the penthouse life when he spent a reported $60 million in 2017 on a yet to be built luxury apartment atop the Crown Resort complex in Barangaroo.
Prisca Edwards, the group project director of Waterfall by Crown, a $395 million development in Waterloo, said buyers are after convenience and a sense of community.
“And of course the best view and the highest-quality finishes in the building,” she said.
“It’s also that sense of being able to have something that other people don’t have,” she said, adding that large outdoor spaces were highly sought after.
“So it’s the best of both worlds: a combination of living in a house with its own ‘play areas’ so to speak but also having an outdoor courtyard area, all with that stunning view,” she said.
Ms Edwards said penthouse buyers are also attracted by the services that new buildings can offer.
“Ten years ago a concierge service would have seemed like a great luxury, but it’s so standard now – you get it with your Amex card or in almost any apartment building.
“So in this age of Uber and Airbnb, where people are used to the idea of the sharing economy, we offer services that foster a sense of community – a piano room, lounge areas, rooftop gardens, open-air cinemas, where neighbours can get to know each other.
“Our penthouses are also really well designed to host events, for people to entertain in great spaces with great views,” she said.
“There is a reason people renovate their houses – to get the beautiful new finishes, the new décor. That’s what you get in a new penthouse.”
And gone are the days when penthouses were the domain of wealthy older downsizers and globetrotting CEOs, some of these top shelf luxury apartments are the price of a “standard” family home in certain parts of Sydney. The Mastery penthouses are priced from $2.025 million.
“You’d be surprised – it’s the mums and dads, and even first home buyers who come to us. Penthouse buyers are just people with a little more to spend and they come from all over,” she said.
