Seven registered bidders — all young families — turned out to battle for 6/92 Bay Rd in Waverton.
The intense auction saw the property sell for $1.84 million, well above the $1.75 million reserve, and the $1.7 million price guide.
Donovan Murphy, of Di Jones Lower North Shore, said the property was very popular with young families, with more than 200 groups inspecting it during the course of the marketing campaign.

“From day one it was really well inspected,” he said.
“It was one of the properties that just connected with buyers.”
Mr Murphy said buyers loved having the village and the station right on the doorstep, as well as the primary school just up the road.
“This is a great entry level property, and young families are very keen to buy into this part of the lower north shore,” he said.
The tri-level townhouse has three bedrooms, two bathrooms and a double-car garage.
The main bedroom is located on the top floor and has a balcony, as well as an ensuite bathroom.
The property also features a contemporary kitchen, a large outdoor terrace and a grassed backyard.
It last traded hands in 2015 for $1.51 million, according to CoreLogic data.
