Meet Mollymook — a coastal town about three hours’ drive south of Sydney — and home to a few thousand people.
It is a popular holiday and weekender destination, particularly for surfers and bodyboarders, thanks to the great waves on offer most of the time.
A large natural rock pool at the southern end of Mollymook Beach is popular with families. Known as the Bogey Hole, the sheltered pool offers protection from the waves, while nearby Collers Beach offers opportunities for snorkelling and is a beach where dogs are allowed to exercise off-leash.
Property is popular in Mollymook and among the most expensive in the Shoalhaven area. Latest data from CoreLogic puts the median house price in Mollymook at $732,500, and $520,000 for an apartment.
It you want to buy in Mollymook Beach, the median is higher for a house — $749,750, but less for an apartment — $462,000.
There are more than 100 properties for sale in Mollymook and Mollymook Beach, and this one at 9 Ocean St, Mollymook is a highlight.

But here in Narrabeen, you will need much deeper pockets to buy property. The median house price is $1,985,000 and the median unit price is $856,000 — which is more than the cost of a house in Mollymook.

But there is the proximity to the city, and all the trappings that go along with that, such as schools, shops, restaurants and public transport.
Narrabeen has long been a favourite spot for families and, of late, downsizers. And more recently it has been a suburb on the radar or buyers looking to make a sea-change from areas like the Hills district and the north shore.
