A CHARMING house in Point Lonsdale was hot property with three parties trying to buy it before the expressions of interest campaign closed.

Melbourne buyers succeeded and secured 16 Warwick Hill Drive for above the quoted price range of $1.05 million to $1.15 million.

RT Edgar, Point Lonsdale agent Felix Hakins said the buyers had been looking for a while.

“They fell in love with this one, it will be their holiday home and potentially a permanent home in the future,” Mr Hakins said.

“They were attracted to the land size, plus the vendor had done an update to it.”

The three-bedroom house is surrounded by gardens on 822sq m of land and is close to the local shops, front and back beach and the golf club.

The ground floor of the house includes the kitchen, dining room, loungeroom, study and main bedroom.

Upstairs are two more bedrooms, attic storage, and a retreat with bar.

There is also a separate double garage.

The median house price in Point Lonsdale has increased 17.7 per cent in the past year to $782,450, according to CoreLogic.
