Expat buyer’s pre-auction punt pays off

An expat returning from Texas has made a pre-auction punt to secure 25A Park Ave, Mosman, prior to auction.

The $2.62 million result comes after the property was on the market for only 14 days — fewer than half the days a Mosman home is typically on the market.

The strong sale was also above the $2.5 million-$2.6 million price guide.

LJ Hooker Avnu agent Anthony Godson said it was no surprise an expat got the keys as they have become more active in the market.

“They’ve been sitting in the wings for a while, but they’re feeling pretty confident right now to come out and have a play,” he said.

Mr Godson reported that inspection numbers were above average for the property during the campaign.

“I haven’t seen online inquires this high since 2016,” he said.

“The market has certainly bounced back, I’m not sure how long it will last, but it is definitely much stronger than spring.”

The property previously traded hands in 2013 for $1.79 million, according to CoreLogic. The Park Ave sale was also the highest recorded result in the past week on the lower north shore.

The four-level home has a cellar, a double carport and three entertainment areas. There is also a sleek Caesarstone kitchen that has European appliances and gas cooking.

According to the listing ad, the home is suited to families, entertainers, professionals and lifestyle sleekers.

The three-bedroom property sits on 320sqm and has two bathrooms and a carport for two cars.
