The lower north shore market is off to a flying start, with a Cremorne duplex selling after only six days on the market.
Not only did 2/145 Young St sell quickly, but it sold for $1.71 million — $110,000 above the $1.6 million price guide.
LJ Hooker Avnu agent Adrian Bridges said it showed how effective putting property up for sale early in the new year was.

“I always launch things early as there is less competition on the market and there is higher search engine traffic for listings — meaning more eyeballs on our properties,” he said.
Mr Bridges who sold the home with Samantha Panarello, said there has been strong buyer interest for properties on the lower north shore this month.
“These past couple of weeks we’ve had big crowds at our inspections — even on the Australia Day long weekend,” he said,
The buyers are relocating from the northern beaches to be closer to the city.
“They love the combination of being 15 minutes from the city, walking distance to the village and living beside bushland and Middle Harbour,” he said.
The ground floor property has three bedrooms and a large outdoor terrace.
All bedrooms have built-in wardrobes with the main featuring a walk-in wardrobe and ensuite bathroom.
