Blocks as small as 179sq m are being released to lure first-home buyers to a new village at a housing estate in Melbourne’s north.
But the tiny blocks will come with equally small price tags, as low as $179,000.

While larger lots up to 313sq m will also make up part of the 120 allotment hub to be set within Stockland’s Highlands estate in Craigieburn, they will come with increasing prices — up to $298,000.
Dubbed Mode, the village is the latest to be opened for sale in the $1.9 billion estate, which has four other precincts with land available at present.
Stockland project director James Westh said ten of the 26 lots in the first release would be under 200sq m.
Ten of those home sites are under 200sq m, designed to offer a convenient lifestyle at an affordable price and cater for the increasing demand for low-maintenance living,” Mr Westh said.
They had already started to attract buyer attention after the first lots were made available at the start of the year.
“Blocks that are easy to care for offer an appealing option for those with busy lifestyles, and future residents will be able to take advantage of the natural beauty and the expansive leafy outlook of the adjacent future Heritage Park and wetlands with its innovative play areas and network of cycling and walking paths,” he said.
While 50 per cent of buyers for Stockland projects in Victoria are first-home buyers, it is expected the Mode village will have particular appeal to them.
“Our exciting new Mode village at Highlands is ideal for those seeking to get a foot on
the property ladder, with a diverse range of affordable contemporary homes set in the
heart of an established community and well connected to parkland, schools, shops and
transport,” Mr Westh said.
The Highlands estate will feature 21km of walking trails, and a substantial portion of the estate has been set aside for sporting and recreational use.
There is also a medical centre, shops, schools, as well as a leisure and aquatics centre.
